Aviva Investors is now bringing forward proposals for the final phase of development at Swan Valley Business Park, Northampton. The plans for Plot 150 would complete the business park with a high-quality employment development that supports local growth and creates new opportunities for businesses and people alike.

The site - Plot 150

Work first began on plans for Swan Valley Business Park in the 1980s, with planning permission first granted in 1992. Aviva Investors has been investing in the plans and infrastructure at Swan Valley for 24 years since 2001. It is one of the most successful logistics sites in the country and employs over 2,000 people from Northampton and beyond.
Plot 150 is the final undeveloped site within Swan Valley Business Park. The site covers around 6.5 hectares (16 acres) and sits between the A43, A5123, and the Grand Union Canal, with Wootton Brook and established tree planting providing a natural buffer to nearby homes.
A bridge connection over the Grand Union Canal has already been approved, providing access from Swan Valley Way to the site. This road access would complete the business park’s highway network and ensures safe, efficient access for vehicles, pedestrians, and cyclists.
With its direct connections to the M1 (Junction 15A) and proximity to Northampton town centre, Plot 150 represents one of the best-connected and most strategically located employment opportunities in the region.

The proposals would deliver high-quality logistics and warehouse buildings, designed to meet the needs of modern occupiers. The scheme provides approximately 20,000 square metres of flexible commercial floorspace across two units with associated offices, servicing areas, and parking.
The buildings would feature a clean, contemporary design using robust and attractive materials, in keeping with the standard set by other buildings in Swan Valley Business Park. Internally, industry standard floor-to-ceiling heights and clear operational layouts will allow for a range of uses across logistics, distribution, and light industrial sectors.

Sensitive to its Setting

The design has been shaped to respect its surroundings. The building’s height and massing respond to nearby residential areas. Mature trees along the northern and eastern edges would be retained, complemented by new landscaping and native planting to strengthen the site’s green boundaries.
Additionally, a sensitive lighting approach will help protect neighbours from light spill while maintaining safe access throughout the site.
Through this consultation with local residents and neighbours we will ensure the proposals remain sensitive to the character of the area and local concerns.

Long term ownership

This project represents the final stage in the development of Swan Valley Business Park, completing more than 24 years of investment in the area. Once delivered, it would bring this strategic employment site to its full potential, creating new local jobs and supporting Northamptonshire’s thriving logistics and manufacturing economy.
Its location beside the M1 and A43 places it at the heart of the national transport network, making Plot 150 an ideal location for new businesses to grow and for the town to continue attracting high-value investment.

Sustainable Design

Aviva Investors is committed to sustainable development and is on track to become a net-zero company by 2040. Plot 150 reflects this ambition through energy-efficient building design, modern insulation and glazing systems, and the use of low-carbon construction materials.
The development would incorporate sustainable drainage, new tree and shrub planting, and biodiversity enhancements across the site. Opportunities to integrate renewable energy technologies, such as rooftop solar panels, are also being explored to reduce the site’s long-term environmental footprint.
